FINDING A PROPERTY

We have an extensive range of properties, houses, flats and apartments to rent in our database, which is updated constantly to ensure you are viewing the latest and best selection of residential properties in Birmingham. Our staff are specialy trained to assist tenants to find properties to rent that will meet their requirements. Midland Housing Ltd have a strong internet presence, producing a wider exposure for our clients properties. This generates more viewings therefore increasing the chances for a quick let obtaining the best possible price.

VIEWING

Having identified a prospective property, Midland Housing will arrange for you to view the property at a mutually convenient time. Our representitives will be at hand to offer expert advice and answer any questions. Most of the viewings will be accompanied by a member of our hardworking and dedicated team, so rest assured you will be recieving the best professional advice.

APPLICATION

Once you have decided on the property that is right for you, you will be given our tenancy application form, which needs to be completed in full and returned to the office along with a security deposit, identification and proof of current address. Our office will then proccess your application which will require contacting the landlord. If it is successfull we will inform you as soon as possible, if it is unsuccessful we will refund the security deposit.  Once the moving in date has been agreed we will inform you of the amount of money that is required before you move into the property. You are ready to sign the tenancy agreement and inventory and the keys will be yours. You will not need to worry about contacting the utility companies, as we will take care of all that.

REFERENCES

Midland Housing will take references on behalf of the landlord, this could include a current employer, a previous landlord. In addition a credit check will also be undertaken. If for some reason the tenant does not meet the requirements of the credit check then they can have a guarantor agree to underwrite any rent liabilities. We will also require references from the guarantor.

RENTS

The rents are normaly worked out per calender month and unless otherwise stated the tenant is responsible for all the utilities and council tax. The first months rent is due before taking occuption of the property, and then monthly in advance.

DEPOSIT

A deposit is required prior to moving into the property, this is held to cover any breakages, damage to the property or any other tenant liability. This deposit cannot be used to cover any rent by the tenant. The deposit is normaly a month's rent in advance, this will remain the property of the tenant until the tenant moves out of the property.

ADMINISTRATION/ LEGAL FEES

A fee is due to Midland Housing to cover  the cost of the tenancy agreement, reference checks and legal costs.
